ACL provide management and practical
expertise in most aspects of building management including
refrigeration, heating, ventilation, air conditioning,
electrical, access control systems, fire alarms, and building
works.
Our understanding of our customers’ demands

individual needs, whether based upon simple mobile reactive
teams or delivering a total service solution with site resident
management and engineering teams.
Survey
We will look at, and listen to your requirements in terms of
services, budgets and time scales. Prior to going to the formal
proposal stage we will discuss our survey and if appropriate
suggest alternative methods of achieving your objectives. Having
agreed our understanding of your requirements we will produce
our proposal. |
Proposal
ACL will produce the proposal with as many options as required.
The proposal will detail all the services, costs, reporting
procedures, time scales and any other required information. We
will also produce asset lists, plant condition surveys and
capital expenditure predictions including technical reports and
drawings.
Implementation
Upon agreement of the proposal the services will be
provided, which of course may vary as circumstances change.
Flexibility is a key issue which we recognise and understand.
At agreed intervals during implementation we
will report progress to you, and during the life of the
agreement we will report what you want to know, and need to
know, on a regular basis. Comprehensive site records will be
maintained in line with statutory regulations and your
requirements.
We will agree an auditing procedure with yourselves to review
all documentation and reporting procedures, which can be revised
as circumstances demand.
Constant Care
In addition to the contracted services we are able to satisfy in
tandem, any on demand requirements, from one man for an
emergency breakdown to managing contractors for any specialised
requirement.
ACL also provide a 24-hour monitoring service
for such sensitive areas as computer rooms, core business
facilities and trading areas, with a fast response, 24 hours a
day, 365 days per year. This service is supported by our mobile
engineering teams with a fleet of specially equipped vehicles.
ACL have managed projects ranging from a
£1.4m hospital refurbishment package to £2,500 split type
comfort cooling system. The hospital
refurbishment works incorporated :-

New boiler rooms with a heating capacity
to 600kw with additional hot water generators.

New steel and copper pipework
distribution to new and existing radiators.

Modification to the existing steam
distribution mains throughout the hospital including renewal
of the condense pumping stations.

Toilet blocks and facilities replacing
all sanitary ware, mains cold & hot water services and
tanks.

Above ground drainage, internal UPVC and
external cast iron was replaced.

New ventilation was installed to the
consulting rooms, engineered to work with the existing
system.

Survey resulting in disconnection and
re-routing of underground services to enable demolition
works.

The whole project was based on
concept design drawings from which we worked with the
design team of consulting engineers and hospital project
engineers to effect minimal disruption and downtime to a
fully operational hospital
For over 11 years ACL building
management services have performed the maintenance
schedules for Computacentre including amongst other
services maintaining and servicing the boilers,
chillers, pressurisation units, VRV systems and split
air conditioning systems.
Computacenter is a nationwide contract with sites in
Cardiff, Edinburgh, Aberdeen, Crawley, Manchester and
Birmingham. |

Five years with the National Film
Theatre providing resident site engineers and a manager
to carry out the full maintenance schedule covering
boilers, chillers, air conditioning, sprinklers, hose
reels, dry risers, water treatment, chlorination, tap
water sampling, lightning protection, fixed wire
testing, pat testing, gantry systems, hoists, power
factor correction, emergency lighting including central
battery stations and power generation.
A contract with Westferry printers to
providing building management services. Four engineers,
three electricians and one supervisor maintaining a 24
hour cover seven days a week to one of the UK's leading
contract printers.
Titles include - Daily Telegraph, Daily Express,
Financial Times, Guardian, Sport, Star, Sunday
Telegraph, Sunday Express and many free publications.
Shift engineers were responsible for BMS computer
controlled PPM systems with pneumatic controls serving
70 AHU's, which incorporate heating and chilled
capabilities supplied by three centrifugal chillers
capable of 500 tons of cooling each, and four boilers
with a total of 10,000,000 BTU’s.
Back up to the systems was provided by a mobile team of
air conditioning, air compressor and combustion
engineers on call 24/7 |

utilising VRV equipment and fresh air heat recovery systems.

ACL have been working with Thames
Water Utilities and Anglian Water services on the repair
and replacement sewage digester pressure/vacuum safety
valves.
Anglian Water have also used ACL to
service and repair industrial and domestic boilers, the
industrial boilers being dual fuel, burning either oil
or methane produced from sewage.

Management
ACL has an in-house team of experts who provide a
tailor-made intelligent building controls service. The
team undertakes all programming tasks connected with
routine planned and preventative maintenance, breakdown
calls and system upgrades, delivering a seamless service

Asset Management
ACL implement Service Net as a standard technology for asset
management.
This technology helps manager’s schedule and track maintenance
activities. Through feedback of completed work the performance
of the customer’s assets can be better understood. Identifying
problem areas in the performance of assets can allow a
reassessment of their operation and maintenance with the
objective of enhancing reliability and reducing the cost of
ownership.
